How we set your rent

Your rent depends on the type of tenancy that you have.

We must also ensure that the rent is within reach for those in low income and that they take into account the size, age, features and location of the property.

For all existing and Assured tenants the rent is calculated based on the retail price index for the preceding year plus a percentage increase.

Residents who transferred over from Rochester upon Medway City Council, is giving what is known as Secure or Protected tenancy. mhs homes undertook a guaranteed rent limit increase as part of the stock transfer, which meant that the rent would not rise by more than an increase in the retail price index for the preceding year plus 1%.

Your rent will increase annually on the second Monday in April .
